General Terms for Services and Case Support

These Terms set out the relationship between you and hypercybroza for services supporting property transactions in Thailand. Content on the site emphasizes practical case examples, scenario planning, and document checklists to assist users in understanding steps such as title verification, transfer at the Land Office, tax calculations, and escrow arrangements. Use of examples does not substitute for professional legal advice tailored to your unique facts.

Who May Use Our Services

Services and resource materials are available to individual and corporate users capable of entering into binding agreements under applicable law in Thailand. Access to some tools, document submission portals, or paid advisory packages may require identity verification and proof of authority to act on a property.

Users must be at least 18 years old to register for transaction assistance and to submit documents for property matters. Minors may access public information but cannot enter into service agreements without a legal guardian or authorized representative.

You must use our services and the site content lawfully and not for fraudulent schemes, funds laundering, or for facilitating transactions that violate Thai property or foreign ownership restrictions. Cases and examples are for lawful planning and education.

Some services or examples reference Thai law and Land Office procedures and may not be appropriate outside Thailand. Users located in other jurisdictions should consult local counsel for cross-border issues.

Scope of Our Services

hypercybroza provides informational guides, document templates, scenario-based checklists, and optional paid assistance coordinating steps for real estate deals, such as title review, preparation of transfer documentation, calculation of taxes and fees, and liaison with third-party professionals. We present case studies to illustrate common paths and potential pitfalls in property transactions.

We may modify service features, availability, or pricing. Changes that materially affect active paid engagements will be communicated directly to affected clients with options to adjust or terminate the engagement in accordance with applicable cancellation terms.

While we endeavor to keep resources and support available, access may be interrupted for maintenance or due to third-party systems such as government Land Office portals. Casework timelines provided in examples are illustrative and actual processing times can vary.

User-Submitted Content

Users may submit documents, case details, or annotations to receive tailored guidance or for storage in their account. Submissions should be accurate and limited to information necessary for the requested service. Submitted case materials may be used by hypercybroza in anonymized form for learning and future case examples, unless the user opts out where applicable.

By submitting content you confirm you have the right to provide those materials and are not infringing third-party rights. Ownership of original documents remains with the submitting party, subject to any rights granted to hypercybroza to process or anonymize content for service delivery and internal analysis.

You grant hypercybroza a non-exclusive, worldwide license to store, process, and use submitted content to deliver the requested services, perform related administrative tasks, and to generate anonymized case examples. This license is limited to the purpose of providing the service and may be revoked by agreement where applicable.

Users are responsible for accuracy of submitted information and for securing any necessary authorizations to share confidential documents. In scenario-driven templates, users must not rely solely on examples without verifying applicability to their specific transaction.

You may request deletion of personal content in accordance with our privacy policy. Anonymized case excerpts derived from submitted materials may be retained for analysis and educational purposes unless distinguishing personal identifiers are present and a valid removal request is made.

Paid Services

Paid services include extended document review, coordination with third-party professionals, escrow facilitation, and bespoke scenario planning reflecting your transaction. Pricing and the scope for each package are described on the order page and in the engagement agreement.

Prices are provided in the service description and may depend on the complexity of the case (for example, multi-party transfers, mortgages, or cross-border funding). Pricing examples are illustrative and a final estimate will follow review of submitted documents and the chosen service level.

Payments are accepted via the payment methods displayed during checkout. Payment is required to commence paid services. Receipts and invoices will be issued and must be retained for tax and record-keeping purposes.

Subscription offerings, where available, provide ongoing access to resources and limited advisory hours for a fixed period. Subscription renewals are automatic unless cancelled prior to the renewal date; cancellation procedures are indicated in the subscription documentation.

Refunds are considered on a case-by-case basis. For example, if a paid document review has not begun and no materials have been processed, a partial or full refund may be eligible. If work was performed, refunds will reflect the proportion of services already delivered, described in the engagement terms.

Clients may cancel services as specified in the engagement agreement. Cancellations should be made through the client portal or in writing. Cancellation consequences are detailed in the service order, including potential fees for work already undertaken.

Applicable taxes and government fees related to service charges or transaction processing will be added to invoices where required by law. Clients are responsible for any transfer taxes, registration fees, or official duties related to property transactions unless otherwise agreed.

Price adjustments may occur to reflect changes in scope or market conditions. For ongoing engagements, changes will be communicated and require client consent to proceed under new terms.

Non-payment may result in suspension of services and withholding of processed documents until outstanding balances are cleared. In practical case scenarios, delays caused by non-payment can affect timing for Land Office appointments and may lead to missed schedules.

Disclaimer

Content on hypercybroza is intended for educational and planning purposes and relies on illustrative case studies and scenario analysis. Information should not be interpreted as a substitute for professional legal or tax advice specific to your transaction. While case examples are based on common procedures at Thai Land Offices, actual outcomes depend on facts and official determinations.

Third-Party Services and Links

hypercybroza may recommend third-party service providers such as surveyors, lawyers, real estate agents, and escrow partners in case studies. These recommendations are illustrative examples drawn from common transaction scenarios; selection of any third party is at your discretion. hypercybroza is not responsible for third-party performance or conduct.

Privacy and Data Protection

We process personal data to provide services, manage engagements, and comply with legal obligations. Processing activities include identity verification, document management, and communication related to transaction cases. Data handling follows our Privacy Policy and applicable Thai data protection requirements. Users should not upload sensitive information unless necessary and should use secure channels.

Changes to Terms

We may update these Terms to reflect operational or legal changes. Material changes affecting active cases will be communicated to affected clients. Continued use of services after updates constitutes acceptance of the revised Terms.

Dispute Resolution

Disputes arising from services will be attempted to be resolved through negotiation and, where agreed, mediation. If unresolved, disputes will be submitted to the competent courts of Thailand unless another dispute resolution mechanism is agreed in a specific engagement.

Account Responsibilities

Account holders are responsible for maintaining accurate contact information and for safeguarding login credentials. Accounts are for individual or authorized representatives only and should not be shared.

Information entered into your account must be accurate and up to date. Inaccuracy that affects transaction milestones—such as incorrect property identifiers or beneficiary details—can delay Land Office processes.

Take reasonable precautions to protect account access. Notify hypercybroza promptly if you suspect unauthorized access. We will take measures to assist but are not liable for losses that result from user negligence in protecting credentials.

Accounts and service rights are non-transferable unless explicitly agreed in writing by hypercybroza. Transfer of representation rights must be supported by appropriate powers of attorney and identification documents.

If you believe your account has been compromised, notify us immediately via contact channels. Provide details of the suspected breach and any recent account activity for our incident response.

We reserve the right to suspend accounts that violate these Terms or pose security risks. Suspensions may affect access to submitted documents and ongoing service milestones until issues are resolved.

  • Report suspected fraudulent listings or misuse through our contact channels.
  • Follow local Land Office procedures and do not substitute case examples for official instructions.

Intellectual Property

All site content, including case templates, guides, and educational materials, is protected by intellectual property rights owned or licensed by hypercybroza. Users receive a limited license to use materials for personal or organizational transaction planning and must not reproduce content for sale or redistribution without permission.

Limitation of Liability

hypercybroza provides materials and coordination services focused on practical scenarios. To the extent permitted by law, liability for direct or indirect losses arising from use of the site or reliance on example cases is limited. Liability for willful misconduct or gross negligence remains subject to applicable law. Users should consult qualified professionals for legal and tax advice tailored to transaction specifics.

Termination of Services

Either party may terminate an engagement under the terms of the service agreement. Upon termination, archived documents and user access will be handled in accordance with our data retention policy and the Privacy Policy. Outstanding fees for work already performed remain payable.

Termination may result in incomplete coordination with third parties and may necessitate direct action by the user to finalize registrations at the Land Office. We document handed-over work to ease transition, subject to confidentiality constraints.

Communications and Notices

Notices required under these Terms will be sent to the email address in your account or to the business address for corporate clients. For urgent transaction issues, clients should also contact our office by phone. Official correspondence may require signed documents for verification.

Governing Law

These Terms and related engagements are governed by the laws of Thailand. Where dispute resolution is required, parties will follow the mechanisms stated in the Dispute Resolution section or the engagement agreement.
